Buying a property in Clapham?

Clapham is one of South West London’s most established and desirable residential areas, combining excellent transport connections with the open space of Clapham Common and a wide variety of period properties.

Much of Clapham’s housing stock dates from the Victorian and Edwardian periods, with terraces, villas, maisonettes and converted flats found throughout the area. Original features such as bay windows, fireplaces and decorative cornicing are a large part of their appeal, but older properties can also come with defects and maintenance requirements that aren’t always apparent during a viewing.

Different parts of Clapham offer a varied mix of properties. Clapham Old Town and Abbeville Village are particularly known for attractive period homes and residential streets, while Clapham North has a mix of terraces, flats and conversions. Around Clapham Common, you’ll find everything from substantial period houses to mansion flats and converted properties.

Many of these homes have also been altered considerably during their lifetime. Loft conversions, rear and side-return extensions, basement conversions, replacement windows and internal alterations are all features you may encounter when buying an older property.

Which house survey do I need in Clapham?

The right survey will depend on the age, construction and condition of the property you’re buying, as well as any alterations that have been made.

Level 3 Building Survey – With many Clapham properties dating from the Victorian and Edwardian periods, a Level 3 Building Survey will often be the most appropriate choice for an older, larger or significantly altered home.

A Level 3 survey provides a detailed assessment of the property’s construction and condition. It can identify defects, areas requiring further investigation and repairs or maintenance that may need to be considered.

This level of detail can be particularly valuable when you’re buying a property that is more than 100 years old and may have undergone several generations of alteration, extension and repair.

Level 2 HomeBuyer Report – A Level 2 HomeBuyer Report may be appropriate for a more conventional property that appears to be in reasonable condition, including many newer houses and flats.

The survey provides an overview of the property’s condition and highlights significant defects or issues that could affect your decision to purchase.

What does a house survey look at?

Our surveyors inspect the accessible parts of the property to give you a clear understanding of its condition. Depending on the type of survey you choose, this can include the roof and chimney stacks, walls, windows and doors, floors and ceilings, loft spaces, visible services and external areas.

For older or altered properties, the surveyor will also consider the construction of the building and visible evidence of alterations, extensions or previous repairs.

Where something requires specialist investigation, we’ll explain this clearly in your report and advise you on the appropriate next steps.

Why have a survey before buying?

A viewing can tell you whether you like a property. A professional house survey is designed to tell you much more about what you’re actually buying.

Problems with a property aren’t always immediately visible, particularly in an older home. An independent survey can help you understand its current condition, identify potential repairs and maintenance, and highlight areas where further investigation may be required.

Having this information before exchanging contracts allows you to make your purchase with a much clearer understanding of the property and the potential costs involved.

What survey should I get for a Victorian house in Clapham?

For an older Victorian property, particularly one that has been extended or altered, a Level 3 Building Survey will often be the most appropriate option. It provides a more detailed assessment of the property’s construction and condition than a Level 2 survey.

Do I need a building survey for a converted flat?

It depends on the age, construction and condition of the building. A flat within an older converted property may benefit from a Level 3 Building Survey, particularly where the original building has undergone significant alterations. We can advise you on the appropriate survey before you book.

Should I get a survey if the house has been extended?

Yes. An extension doesn’t necessarily mean there’s a problem, but alterations to an older property are one of the factors to consider when choosing your survey. A surveyor can assess the visible condition of the original property and subsequent alterations.

When should I arrange my house survey?

We recommend arranging your survey once your offer has been accepted and before you exchange contracts. This gives you time to consider the findings and arrange any further investigations that may be recommended.

Yes. From our nearby Battersea office, our RICS Chartered Surveyors carry out house surveys throughout Clapham, including Clapham North, Clapham South, Clapham Common, Clapham Old Town and Abbeville Village.

Our team is always happy to discuss the property you’re buying and recommend the most appropriate survey before you book.
