RICS Condition Report In London

The RICS Condition Report is the most basic of our property surveys. It is sometimes referred to as a Level One survey. It provides a professional and objective report on the condition of the property at an economic price. It is less comprehensive than survey level two and survey level three. It covers the defects, urgent problems or potential dangers of a property and helps you to make the most well-informed decision about your purchase of property in London.

Is A RICS Condition Report Right For Me?

We recommend the RICS Condition Report if:

  • The property appears to be in reasonable condition
  • It’s 10 years old or less
  • It’s built in a common style with conventional materials
  • It hasn’t already been altered significantly
  • You aren’t planning on making major alterations to the property
  • You feel fairly confident in its condition

Why Do I Need A RICS Condition Report?

Buying a property is a stressful process already, without the added risk of purchasing a property with unknown underlying issues.
The RICS Condition Report gives you the peace of mind you need to make an informed decision about the property. It assesses its condition and any future issues that may arise, letting you make an impartial purchasing decision.
A number of standard-setting and consumer organisations (including Which? and The Council of Mortgage Lenders) recommend getting an independent home survey before committing to purchasing a property.

What Does A RICS Condition Report Give Me?

The RICS Condition Report is based on a visual inspection of all the main elements of the property and is a cost-effective option for more experienced home buyers or property investors who have a good idea of what to look for and already understand the costs involved with property maintenance.

The RICS Condition Report will highlight any defects, urgent problems or potential dangers with a property. You can use the RICS Condition Report, compiled by our Chartered Surveyors, to negotiate the price of the property, or simply to give yourself peace of mind that the property has no immediate and obvious problems.
You can find a RICS Condition Report Sample here.

What Does A RICS Condition Report Cost?

The RICS Condition Report, including an inspection of the property, starts from £300 + VAT. The final cost depends largely on the size of the property.

How Long Does A RICS Condition Report Take?

After a full inspection of your property by one of our Chartered Surveyors, our RICS Condition Report is usually available for your consideration within a week of the inspection.

Grant highlighted that there are serious issues with a property that we were not aware of, we did not proceed. We learnt later on that had we proceeded with the transaction, it would have a huge financial impact on us.
