However, older, historic, or unique properties usually need a full Building Survey for a thorough assessment. What is a Building Survey?

A building survey is a detailed inspection of a property’s structure and condition, highlighting defects, repairs needed, and potential risks. It’s the most comprehensive survey option for older or unusual properties.

Which Building Survey Should I Get?

The best building survey for your situation depends on the age and condition of the property as well as what you have planned for it. If your property is new or conventional, a HomeBuyer Report or Condition Report may be sufficient. For older or unique homes, or if you plan renovations, a full Building Survey is recommended.

There are three levels of RICS surveys :

Level 3 Building Survey
A RICS Building Survey is the most detailed of our property surveys. The Building Survey gives you a thorough assessment of the structure, condition and construction of a property, as well as technical advice on any repairs needed. You will likely need a building survey if the property is more than 100 years old, is listed, or has had alterations.

Level 2 Home Buyer Survey
A Home Buyer Survey will help you make a well-informed decision about purchasing a property in London. It can help assess whether you’re paying a fair price as well as minimising the risk of unexpected issues and costs arising in the future. This is suitable for properties less than 100 years old, that are not listed, haven’t had alterations and are generally in good condition.

Level 1 Condition Report
The RICS Condition Report is the most basic of our property surveys. It covers the defects, urgent problems or potential dangers of a property and helps you to make the most well-informed decision about your purchase of property in London.
