What Is A Reinstatement Cost Assessment?

A reinstatement cost assessment provides an accurate valuation of your property. It is important to have an accurate property value to ensure that you are being correctly insured.  Underinsuring your property can leave you not fully covered and overinsuring can mean you are paying unnecessarily high insurance premiums.

The only way to get an adequate level of cover is via a Reinstatement Cost Assessment (RCA) that accurately assesses the value of the property. If you ever need to claim, the RCA will be used to guide the pay-out given.

What is the Difference Between Market Value and Reinstatement Cost Assessment?

A market valuation on the property is typically higher. It takes into account the land the property is on. It is a realistic estimate of the property at the time of valuation and will be influenced by not just the property itself but other factors such as the desirability of the location. 

A reinstatement cost assessment will be the cost to rebuild the property from the ground up if it were destroyed, including the clearance of the ground and fees for professionals such as surveyors and architects. It is not affected by supply and demand in the area but could be affected by fluctuations in the price of labour and materials. 

How often Do you Need a Reinstatement Cost Assessment?

RICS (The Royal Institute for Chartered Surveyors) suggests checking the sum your property is insured for every year and conducting a thorough review with a Reinstatement Cost Assessment (RCA) every three years. This will allow for any inflationary effects, including costs of labour and materials.
