RICS HomeBuyers SurveyWhich house survey do I need?
Choosing the right survey depends on the type, age and condition of the property you are buying.
Level 2 HomeBuyer Report
A Level 2 HomeBuyer Report is suitable for many conventional houses, flats and maisonettes that appear to be in reasonable condition. It highlights significant defects, identifies issues that may affect the property’s value and helps you make an informed decision before proceeding with your purchase.
Level 3 Building Survey
A Level 3 Building Survey provides a more detailed inspection and is recommended for older properties, Victorian and Edwardian homes, listed buildings, properties that have been extended or altered, or homes that require renovation. The report offers a comprehensive assessment of the property’s condition, helping you understand any defects, repair requirements and ongoing maintenance considerations.
If you’re unsure which survey is most appropriate, our team will be happy to discuss the property with you and recommend the most suitable option. There is also lots more information on our choosing a survey page.

The areas we cover
From our Battersea office, we carry out house surveys across Battersea and the surrounding areas, including Clapham, Clapham North, Clapham South, Balham, Wandsworth, Nine Elms, Fulham, Chelsea and other parts of South West London.
Whether you’re buying your first flat, a Victorian family home or a modern apartment, our local surveyors are on hand to provide independent advice throughout the buying process.
Do I need a survey for a flat in Battersea?
Yes. Flats can still have defects that could affect your purchase, including damp, movement, problems with windows and internal finishes, and issues resulting from previous alterations.
Your surveyor will also consider accessible parts of the building that are relevant to the property. A survey can help you understand its condition and identify any issues that may need further investigation before you buy.
What's the difference between a Level 2 HomeBuyer Report and a Level 3 Building Survey?
A Level 2 Home Survey is generally suitable for more conventional properties in reasonable condition, while a Level 3 Building Survey provides a more detailed assessment and is particularly suitable for older, listed, significantly altered or unusual properties.
Battersea has a wide variety of property types, so if you’re unsure which survey is right for the property you’re buying, our team can help you decide.
How long does a house survey take?
The time needed to carry out a house survey will depend on the size, type and condition of the property, as well as the level of survey required. A Level 3 Building Survey will generally take longer than a Level 2 Home Survey because it involves a more detailed inspection. Most inspections take between two and four hours. Your surveyor will advise you if additional time is required.
When will I receive my report?
We aim to provide your completed report as quickly as possible after the inspection, allowing you to continue with your purchase without unnecessary delay. It is usually with you 10 working days after the inspection. Please talk to us if your survey is urgent; we may be able to provide some feedback sooner.
If you’ve instructed a Level 3 Building Survey, we also offer a post-survey call so you can discuss the key findings with your surveyor before you receive the full report.
