Gas safety check

Obtaining a gas safety check (or Gas Safety Certificate) is important when purchasing a house in the UK, especially if the property has gas appliances, such as a boiler, cooker, or fireplace.

According to the Gas Safe Register, 17% of households moved into their home during the last year with dodgy gas appliances.

While it’s not a legal requirement for homeowners to have a gas safety check before buying a property, it is highly recommended. A gas safety check ensures that all gas appliances, flues, and fittings are safe to use and meet current safety standards. This helps prevent risks associated with gas leaks, explosions, and carbon monoxide poisoning. You are also better informed so that if there are any issues identified, you can incorporate the cost of repairs into your offer.

A gas safety check isn’t typically included in your standard homebuyer or building survey, but the surveyor will give you an overall view. Services are generally hidden within the construction of the property. This means that we can only inspect the visible parts of the available services, and we do not carry out specialist tests.

However, we would typically include details of the current systems (see below) as well as multiple photos.

Only Gas Safe registered engineers can legally undertake gas work at a property, whether it’s on appliances, flues or pipework.

If you have any questions on this or need a registered engineer, we have close ties with a number of tried and tested contractors that we regularly recommend to our customers. Please contact us for more information.
